The projects you have on a "to do" list are the fitst things buyers will mention that need to be completed.  So, do it!  Being ahead of the game will decrease the repairs the potential buyers will ask for when they are putting in an offer on your home.  Touch up the trim, fix the leaning sink, caulk the faucets, pump the septic, have the HVAC serviced, these things being completed show they buyers that you love and maintain your home.
